Sim Lian tops bids for EC site, beating market expectations

Located about 550 metres from Choa Chu Kang MRT Station and Bus Interchange and Lot One Shoppers' Mall, the 1.9-hectare plot drew eight bids, with the highest at S$361.08 psf ppr from Sim Lian Land - slightly above market expectations.



The breakeven cost could be around S$700-720 psf. This still leaves the bidder with some cushion for a potential price softening from current levels. In the first half of this year, developers' sales of EC units averaged around S$790 psf going by caveats data, shows JLL's analysis.

Let’s get technical

Statistics don’t lie. Since 1975 we have witnessed 4 property cycles as shown in the graph below. The current cycle which started on 2009 has not ended yet. Let’s take a closer look at the graph.
 



Here are some facts we can draw from the graph.
 
   1. The property cycle is getting shorter. We used to have more than 10 years for one cycle. Now the cycle can be as short as 5 years.
 
   2. For every downturn, there are major world events.
 
   3. History repeats itself. Every cycle, the upturn far outweighs the downturn
 
   4. The current cycle is the 5th Cycle since 1975. We are into the 5th year of the current cycle.
 
    Where is the current cycle going to head?
                 When is the current cycle going to end?

Half of Singapore's 16 billionaires on the Forbes list derive their wealth from property development and hotels. Where is property price heading?


The two biggest items in determining the price of a condominium are Land Price and Construction Cost. With land price averaging at $700 per square feet per plot ratio and the construction cost approaching $300 per square feet, the breakeven price is more than $1000 per square feet regardless of the location of the project. So, with Land Price and Construction Price at these levels, where do you think the selling price is heading? Would you expect the land price and construction cost to come down, moving forward? If the answers are no, then how would you expect the selling price to drop below $1000 psf.

Selling price of more than $1000 psf is not unreasonable and will be here to stay.
